Dan McDaniel, President

Dan has been directly involved in real estate management and marketing for over 30 years in Alberta, British Columbia, Saskatchewan, Yukon Territories and the Western United States.  He has been a member of the Real Estate Institute of Canada for over 25 years, holding four designations, the Fellowship of Real Estate (FRI), Certified Property Manager (CPM), and Certified Reserve Planner (CRP), (CMOC) Certified Manager of Condominiums.  Dan is also a licensed real estate broker with the Real Estate Council of Alberta and a member of the Edmonton Real Estate Board.  His responsibilities and involvement over the past 30 years in real estate include:

  • Commercial (office/retail), shopping center, Condominiums, Multi-family, and industrial property/asset management.

His family’s company (F.J. McDaniel Ltd.) developed, owned and managed over 3,000 multi-family units and 100,000 square feet of commercial and industrial property in the city of Edmonton.  They also developed and managed two hotels in Hinton and Jasper, Alberta.  This company was in operation for more than 45 years.  This tradition and success is the driving force behind Dan’s company.

John McDaniel, Operations Manager

John McDaniel joined AIM Real Estate after working in industrial construction for four years. With the skills that John gained from his previous role as a Project Controller working on multi million dollar projects, he brings the ability to build strong client relationships, coordinate construction activities, and manage contracts and budgets. He brings a strong financial understanding after managing budgets upwards of $50 million, on multiple construction projects. 

Born and raised in Edmonton, John completed his Bachelor of Commerce Degree at MacEwan University, majoring in management and a minor in marketing. John is currently pursuing his Real Estate License in Property Management.

Michelle Isfeld, Controller

Michelle has been in the accounting field for many years.  Michelle’s experience includes full cycle accounting for small businesses in private practice. She also worked as a Staff Accountant preparing year ends while in public practice. Michelle returned to an internal accounting position and has since moved into the role of financial controller at Aim.
Her responsibilities and involvement over the many years in accounting include:

  • Full cycle accounting; accounts receivable, accounts payable, payroll, bank reconciliations
  • Preparation of financial statements
  • Preparation of GST returns
  • Depreciation and amortization schedules
  • Review, Notice to Reader & Audit of financial statements
  • Preparation of Corporate tax returns

Currently, Michelle is taking the Alberta Real Estate Licensing course.

Josclyn Hector, Property Manager

Josclyn has been directly involved in property management and marketing for over 20 years in British Guyana and Alberta, Canada. He has training with the Edmonton Real Estate Institute, Canadian Condominium Institute and is currently pursuing courses leading to the ACM designation. His responsibilities and involvement over the past years in real estate include:

  • Condominiums; Residential and multi-family property management
  • Preparation of operating and capital budgets for residential real estate
  • Project and construction management coordination
  • Effective financial management and budgetary control
  • Market analysis of residential real estate
  • Establishing long & short term management plans
  • Creating effective management & client relations
  • Pro-active management & project monitoring
  • Establishing and coordination long and short term building maintenance activities
  • Accurate and timely response & reporting
  • Effective communications with boards, tenants, owners and contractors

He functions as a buildings inspector with the Central Housing and Planning Authority in Guyana before opening his own business.

He was the owner and manager of Home Investment Services in Guyana and a Real Estate concern for 10 years, where he sold, managed and constructed properties. He also designed buildings and was a licensed property insurance agent.

Josclyn has managed over 1000 condominium units in Edmonton and surrounding areas. He provides timely responses to any issue with properties, residents or owners. The experience and knowledge acquired over the years provides him with the skill necessary for effective property management.

Kim Sheppard, Commercial Property Manager

Kim joined the Aim Real Estate team as a Commercial Property Manager; Kim is a property management professional with over 25 years of comprehensive and progressive commercial real estate property management, leasing and administration.

Working for a major institutional landlord and developer, Kim gained expertise in managing, marketing, leasing documenting and commercial properties. She has been involved in the management and leasing of over one million square feet of office, retail and industrial properties.

Kim is an energetic, innovative and effective problem solver and brings her exceptional communication skills and interpersonal abilities, developing positive and productive relationships with clients, tenants, real estate agents, colleagues and suppliers.

Donna Norman, Residential Property Manager

Donna Norman has recently been hired as the residential property manager. She brings to the company many years’ experience in property management. Her experience includes many different areas of property management including residential, commercial, retail, industrial and hospitality properties.

She believes her strongest attributes are being able to communicate with people and actually listen to what they have to say. She feels the most rewarding part of the job is knowing that she is making a difference in people’s lives, by giving them a home that they are proud to bring their family and friends.

Donna started her professional career by working in the banking field and worked for approximately 15 years which is where I developed my customer service skills. After that she decided property management was the right choice and looks forward to the challenges it brings each day.

Joanna Pauline, Property Manager

Joanna has conducted more than 600 reviews of Condominium Corporations in the Edmonton, Fort McMurray, St Albert and Fort Saskatchewan areas.  Based on the Section 44 requirements of the Condominium Property Act “Information on Request” Joanna provided new buyers with a better understanding of their personal unit owner responsibilities versus that of the common property.  The thirteen page report provided the new buyers with a synopsis of the Condominium Corporation along with a comparative analysis of the Reserve Fund Study as stipulated by the Real Estate Institute of Canada (Technical Bulletin No. 1). 

Joanna participated in the Consultation Paper stage of the proposed changes to the Bill 9 Condominium Property Amendment Act.  She provided details of the emerging trends and challenges facing the Condominium market with the objective of modernizing Alberta’s Condominium laws and raising the standards of the Condominium Management Sector.

As a former licensed Realtor in good standing Joanna is also knowledgeable of the upcoming amendments to the Real Estate Act.  She will endeavor to pre-position all the Condominium’s that she manages to move forward the agenda of:

  • Property repair and maintenance obligations;
  • Corporation Governance;
  • Appropriate Insurance
  • Sufficient Reserve Funds

Julie Mateer, Property Manager

Julie has over 10 years in an accounting background.  For the past two years she has been doing Property Management which includes one year of single family rentals and one year in condominium management.   In November 2015, Julie got her Property Management / Associate license through the Real Estate Council of Alberta.

Lynne Marriott, Property Manager

Lynne brings over 10 years’ experience with condo and residential management. She has taken property management courses (CCI 110, 200 & 300) and attended many seminars put on by CCI

as well as Lawyers, Engineers and Auditors in order to widen her knowledge in the property management industry. Lynne was a licensed realtor in Nova Scotia and also has a strong accounting and business background making her an asset to her Board of Directors.

Oceanna Rivers, Administrative Lead

Oceanna began working in Property Management in 2007 as a receptionist then quickly progressed into an administrative assistant role.

Over the last few years, Oceanna has been involved with Condominium Management and Commercial Administration. This has provided her the opportunity to further develop her skills and knowledge. Recently, Oceanna took over as the Administrative Lead position where her skills in time management, organization and training are an asset to our company.

Eric Hermann, Property Administrator

Eric recently started with our team after a summer of internship. He brings to the team a “can do” attitude and willingness to learn.

Angela Verrall, Receptionist/Property Administrator

Angela is starting her full time position at Aim, after several years of temp work. She will be the friendly voice that answers the phone, and the happy face that greets you at the door.

Yvonne Verrall, Document Specialist/Accountant

Yvonne has worked in residential property management in Edmonton since 1996. Her primary responsibilities include the following:

  • Preparing all documents related to the sale of condominium units
  • Registering Caveats and Caveat Discharges
  • Preparing correspondence related to new owners as well as AGM notices, attendance records and ballots
  • Maintaining management agreements
  • Preparing financial statements for all single family units
  • Managing automatic bank withdrawals for condominium fees

Joanne Hesse, Accounting Lead

Joanne has been with Aim Real Estate since February 2012. Joanne has several years of experience working in the property management industry. She is responsible for the full cycle accounting of condominiums, apartments and commercial properties.

Joanne successfully completed the Business Administration Accounting Program at NAIT obtaining an accounting diploma.  She has also received the Accounting Specialist Certificate at NAIT and completed the Canadian Payroll Association Level 1 certification.

Kelsey Thibault, Property Accountant

Kelsey graduated from Nova Scotia Community College in 2012 with a diploma in Business Administration concentrating in Investment Management. She obtained a certificate in Financial Services Advice from the Canadian Securities Institute in 2012. She then graduated from Mount Saint Vincent University (Halifax) in 2016 with a Bachelor in Business Administration Accounting major with Finance and Management minors.

Kelsey joined Aim Real Estate in 2013 as a property administrator then returned in 2016 as a property accountant. She is responsible for full cycle accounting of condominiums.

Leah Fan, Property Accountant

Leah Fan has recently joined Aim Real Estate Corporation. She has worked in the accounting field for 30 years.  She successfully completed the Business Administration Accounting Program at NAIT. Experienced in Manufactory, retail, public accounting firm, and property management accounting:

Roxy Prodaniuk, Property Accountant

Roxy recently returned to Aim Real Estate with over five years of fully cycle accounting experience in the property management industry.  She also brings with her experience in HR, office management and administration. 

Roxy successfully completed the Business Administration Program at NAIT obtaining a diploma in Administrative Management.
